Create a list of features you want in your next home.  Depending on what homes are on the market and your funding, you may need to make some compromises.

Figure out what you can afford. 

Get pre-approved for a mortgage.  Not only will the pre-approval tell you what you can afford, but also it tells the seller that you can afford to buy their home. 

Shopping For Homes

First, shop online for homes that meet your criteria.  Next, ask your local real estate professional to set up a showing on some homes in your price range and target area.
